How does the “sell your house for cash” process work?
After you contact us, we will visit your property to make a free evaluation, and give you a no-obligation offer to buy your house fast for cash. If you decide to accept the offer, we can usually close within seven days, or pick a date of your choosing to complete the sale. You will receive a check for the agreed-upon sale price, with no hidden fees, commissions, or closing costs that can come along with a traditional real estate sale
Does the condition of my house matter?
No. Here at Square One Home Buyers we buy properties “as-is”. This means regardless of the condition, damages, or structure of the property we will still make an offer!
How much does it cost to come look at my house?
Nothing! We will come and inspect your property at no cost to you.
When do I have to move out?
This can vary based on your scenario. We try not to buy homes with a closing date longer than 3 months. However, we may allow you to stay in the property for up to 1 month after we close.
What if the owner doesn’t live in the area?
Most of our closings can be done remotely. All you will need to do is meet with a notary, and sign the paperwork.
Will you be listing my house on the MLS or actually buying it?
We’re not agents, and we don’t list houses. We buy homes that meet our purchasing criteria. From there we may repair the house and resell it to another homeowner or keep it as a rental ourselves.
How do you determine the price to offer on my house?
Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. As you know, house values have taken a huge hit in the last 5 years and most areas still haven’t seen prices come back up. We take many pieces of information into consideration… and come up with a fair price that works for us and works for you too.
Is there any obligation when I submit my info?
There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let you decide what’s right for you.
